  • A joint venture between affiliates of Duball, LLC, Daiwa House Group and the The Lenkin Company announced the purchase of a one (1) acre site in downtown Bethesda, Maryland that will immediately be developed. The to-be-built twenty-two (22) story building will contain 276 multifamily residential units, 5,000 square feet of street level retail and over 215 parking spaces.

    EagleBank is providing construction financing of $85,550,000 for the project.

    The property is located in Bethesda Maryland and spans between St. Elmo Avenue and Fairmont Avenue, within a short walk to the Bethesda Metro Station.

    Developers of a new apartment building in downtown Bethesda are seeking approval from county planners to increase the number of stories and units in the project.

    Duball and Lenkin Companies received approval in 2018 to redevelop a .7-acre property between Fairmont and St. Elmo avenues, but are returning to the county Planning Board with an updated plan.

    The new project plan calls for 280 apartments and up to 6,000 square feet of retail space in a 22-story building. Forty-two units would be designated as affordable housing, in accordance with county law.

    Previous approvals allowed for a 21-story building and up to 245 units and 16,000 square feet of retail.

  • A joint venture will bring an 18-story, $150 million mixed-used development to downtown Rockville.

    Duball LLC, Daiwa House Group and the Housing Opportunities Commission of Montgomery County announced Friday the purchase of 1.5 acres at the corner of Middle Lane and Monroe Street. The development will have 250 market-rate multifamily units, 150 senior affordable residential units, 19,000 square feet of ground-level retail and more than 600 parking spaces.

    Buffalo, New York-based M&T Bank is helping finance the construction, loaning $61.4 million of the $100 million needed for the market-rate multifamily and retail components and $24 million of the $50 million needed for the senior affordable housing.

  • The site of the Key Bridge Marriott, a historic hotel sitting just across the bridge between D.C. and Virginia, could soon include three new residential buildings.

    Woodridge Capital Partners filed plans with Arlington County to partially demolish the building, reduce the number of hotel rooms and build three residential buildings totaling 451 units, the Washington Business Journal reports.

    The Los Angeles-based investor in late 2017 reached a deal to buy the property from Host Hotels & Resorts. The Bethesda-based REIT had gained full control of the property by acquiring its ground lease before deciding to sell it. The sale to Woodridge closed in January 2018.

    The 583-room hotel at 1401 Lee Highway was built in 1959 and is the oldest Marriott still in operation. Woodridge is proposing to partially demolish the building and reduce the number of hotel rooms to 447. It would also build an apartment building with 300 units and two condo buildings totaling 151 units.

  • Woodridge Capital Partners has taken the first step toward redeveloping the historic Key Bridge Marriott property.

    The Los Angeles company, which acquired the 583-room hotel at 1401 Lee Highway a little more than a year ago, submitted a major site plan amendment application to Arlington County on Thursday to partially demolish the property, reduce the number of hotel rooms and add hundreds of new residential units to the site.

    Woodridge is working with a team that includes Walsh, Colucci, Lubely & Walsh P.C., Duball Development Services, civil engineer VIKA Virginia, landscape architect Oehme, Van Sweden and traffic consultant Wells & Associates.

  • Woodridge Capital Partners CEO Michael Rosenfeld likes old buildings — even the ugly ones. In Greater Washington, he’s preparing to overhaul a doozy: the Key Bridge Marriott in Rosslyn.

    In 2018, Woodridge and Oaktree Capital Management LP, both based in Los Angeles, purchased the hotel and 5.5-acre property for $190 million from Host Hotels & Resorts Inc. (NYSE: HST). We're now getting a preview of what the developers have planned for the site.

    First of all, don't worry, Marriott fans: The deal includes a provision that the world’s oldest Marriott remain a Marriott for “decades,” Rosenfeld said. It's no wonder: The Key Bridge Marriott, the second hotel the company ever built and the oldest still in operation, dates back to 1959. The hotel as it looks today was actually built in sections over a 30-year period.

  • The Maryland Economic Development Association (MEDA) announced that local developer Duball LLC, nominated by REDI, was selected to receive the Economic Development Project Award for its impact on the City of Rockville by transforming the space where a struggling suburban mall once stood into a thriving downtown destination.

    Located in the heart of Rockville Town Center, the Upton Apartments and Cambria Hotel & Suites offer a variety of employment opportunities, housing availability and significant revenue that enhances services for Rockville residents.

  • HFF's announcement this week that a 22,884-square-foot infill land site in Bethesda closed rang a faint bell. The site is at 4990 Fairmont Ave., in the submarket's Downtown. Oh yes. Reston, VA-based Duball LLC announced that it was buying this site from Starr Capital at the beginning of the year.

  • Another construction crane will be putting down roots in Bethesda soon.

    BethesdaNow.com reports Reston-based developer Duball will begin construction on its planned 46-unit Woodmont View condo project on Battery Lane later this year and hopefully be complete by 2016.

  • The developer behind the Rockville Town Center has landed $67.1 million in construction financing from RBS Citizens as it rolls out its plans for the mixed-use development featuring downtown Rockville’s first Cambria Suites Hotel.

    Duball LLC and the CIM Urban Real Estate Fund broke ground on the project in November and hope to have its first phase open by early 2015. It is slated to include a 263-unit residential tower, a 140-room Cambria Suites, 17,000 square feet of retail and 600 parking spaces. The developers are also planning a second phase to include an 18-story residential tower.

  • Fences are up and available parking is down in the lot in front of Regal Row, the retail strip anchored by the Regal Cinemas in Rockville Town Center.

    Construction is set to begin on the site of the parking lot bounded by East Middle Lane, East Montgomery Avenue, Monroe Street and Maryland Avenue.

    The Reston, VA-based Duball LLC ultimately plans to build 485-multifamily homes, a 140-room Cambria Suites hotel and 40,000 square-feet of street level retail in two high-rise towers on the site. The first phase is to include about 263 residences, the hotel, and 17,000 square feet of street level retail plus public and private parking. When the two towers are completed, they are to include approximately 1,000 parking spaces.

  • Officials from Montgomery County and the City of Rockville sought to make a case last week for a new hotel in the center of Rockville, pledging to put up $4.2 million to make it a reality.

    The hotel, a 140-room Cambria Suites, is planned as part of a mixed-use project by Duball that would also bring 263 apartments, 600 underground parking spaces and 17,000 square feet of new shops and restaurants to what is now a Regal Cinemas parking lot.

    The project is of particular importance to the county and Rockville because visitors now often stay outside the city. It would accompany a new corporate headquarters office for Choice Hotels International, which is relocating from Silver Spring to Rockville. The new headquarters, being developed by Rockville-based Foulger-Pratt, is under construction and will house 400 employees being relocated and as many as 75 more in the future.

    The Cambria Suites would provide the company with a place next door to show off to visiting partners and staff rooms at one of its newest and most high-end chains. Choice and Interstate Hotels & Resorts, which will operate the Cambria Suites, will both own stakes in the hotel.

  • Montgomery County Executive Leggett announced a request for $4.16 million in aid from the county and City of Rockville to build the mixed-use project.

    Montgomery County and Rockville officials on Monday announced a request for a $4.16 million economic development grant to support construction of two mixed-use high-rise towers featuring a hotel, residences and street level retail space in Rockville Town Center.

    “It is a project that I think is long overdue,” County Executive Isiah Leggett (D) said.

    “This is an exciting time for Rockville,” Leggett said. “It is an exciting time for Montgomery County. We are delighted to have Choice here and the expansion by its hotel and its headquarters. This will be a synergy of economic development tied to the ongoing development and the investment that the county and the city have made over the last few years.”

    The project is expected to generate nearly $10.2 million in tax revenue for the county and nearly $3.8 million in revenue for the city over the next 15 years, Leggett said.

  • n recent years, Rockville Town Square in the city’s downtown has added all sorts of amenities that have made it a more attractive place to live and work: an ice-skating rink, a public library and 180,000 square feet of shops, restaurants and, just last month, a grocery store.

    What it has been missing, officials have said, is a hotel.

    But that could soon change. In a news conference Monday, Montgomery County and Rockville officials put their support behind a hotel project that could start as early as November and generate about $14 million for the city and county by 2030.

    Local officials said the hotel would be a boon for downtown Rockville, which, along with downtown Silver Spring, has been transformed into an urban center that is driving economic growth.

    “This would be [a] big boost for the people of Montgomery County and a big boost for the people of the city of Rockville,” County Council member Phil Andrews (D-Gaithersburg-Rockville) said at the news conference. “Everyone is looking forward to seeing the hotel go up.”

  • Montgomery County Executive Isiah Leggett was joined this morning by County Councilmember Phil Andrews; Rockville Mayor Phyllis Marcuccio; Montgomery County Department of Economic Development Deputy Director Sally Sternbach; Michael Murphy, Senior Vice President of Upscale Brands, Choice Hotels International; and Marc Dubick, President, Duball, LLC to announce his transmittal this week of a request to the Montgomery County Council to appropriate and disburse a $4.16 million conditional grant from the County’s Economic Development Fund to Duball, LLC to support the redevelopment of a surface parking lot in the heart of Rockville Town Center into a vibrant, mixed-use development.

    “Duball Rockville, LLC’s impressive mixed-use project in the heart of Rockville Town Center, just steps from the Rockville Metro station, is the exact type of smart-growth development we love to see in Montgomery County,” said Leggett. “Montgomery County’s and the City of Rockville’s financial support will help jump-start this project, which was a critical component in Choice Hotels’ decision to build their new headquarters here, knowing they would have a view of their new Cambria Suites hotel right across the street.”

  • Duball LLC and Safeway have announced a start date for their Safeway project at 3830 Georgia Avenue. The project, announced several years ago, will develop a 62,000 s.f. Safeway with 220 apartment units above. The development will replace the dated 21,000 Safeway building. A groundbreaking ceremony will be held September 19th.

    The "transit oriented state-of-the-are Safeway," sitting on 1.56 acres, is one block north of the Georgia Avenue-Petworth Metro and will include 86 below grade spaces for customers and 135 spaces for residents. The development agreement, worked out between landowner Safeway and developer Duball, keeps Safeway as the owner of the land with Duball granted development rights for residential units and parking on top of the Safeway.

    Marc Dubick, founder of Duball, was the principal developer of the CityVista Safeway in Mt. Vernon Triangle. Duball previously developed Lionsgate in Bethesda and Rockville Town Center.

  • Construction began only a handful of days ago on Canal Parc, a 34-unit townhouse development to take the place of the now-demolished Riverside Psychiatric Hospital at 4460 MacArthur Blvd, NW. The for-sale units are on track to occupy prime clifftop real estate overlooking the Potomac River in the Palisades, now that Duball has purchased the project and brought in a new architect.

    The property was purchased in early 2006 by New York-based The Athena Group, who brought on DC-based Willco Residential LLC as lead developer of a 41-unit PUD project in July of 2007. A raze permit was sought in August of 2008 to level the controversial private, for-profit Riverside, which ran into trouble in 2007.

  • The redevelopment of the much-maligned Petworth Safeway is moving forward, according to project officials.

    A 220-unit residential building above a 60,000-square-foot new Safeway will replace the existing store and parking lot at 3830 Georgia Ave., said Marc Dubick, principal of the Duball LLC firm.

    Lionsgate is situated in the heart of downtown Bethesda on the northwest corner of Woodmont Avenue and Old Georgetown Road, just 900-feet from the Bethesda Metro Station and 15 minutes from downtown DC by Metro.

  • Back in May '10 I wrote a post titled Battle of the Safeways: Haves Vs. Have Nots comparing the new Georgetown/Glover Park Safeway to Petworth's Safeway on Georgia Ave (3830 Georgia Ave, NW). I am happy to say that, soon, this argument will no longer apply. Petworth is slated to be home to the city's newest and largest Safeway at 60,000 square feet. While I'm trying not to exaggerate I believe this is the biggest news to hit Petworth/Georgia Ave since the metro station opened. This news is so huge that I have passed out twice since starting to write this and I'm only on the first paragraph. This is, in the parlance of our times, a true gamechanger.

Opened last month, it’s named “Lionsgate” after the two 900 lb. patina bronze lions that Marc commissioned from local sculptor John Dreyfuss to guard the front doors. Of course it has 24/7 concierge service; but one thing we almost never see outside the Big Apple: fully clad doormen standing outside with white gloves from 8 AM to 10 PM every day. We’ve known Marc since his days as principal at LoweEnterprises and (in full disclosure) have become reacquainted via his sponsorship of this newsletter. We think his project, with units selling from $700k to well over $2M and 98% of his buyers coming to settlement even in this down market, is making a major statement about a new phase of Bethesda.
